Masterful Modern Expansion: Inside The Offset ADU By Byben Studio

Finding extra breathing room in a sprawling, densely populated city like Los Angeles is a notoriously difficult architectural challenge. For growing families, the choice often comes down to undertaking a massive, disruptive home extension or simply packing up and moving to the suburbs.

However, local design practice Byben Studio has brilliantly showcased a third, highly stylish option. Tucked away in the backyard of a family home in the vibrant Mar Vista neighbourhood, the Offset ADU is a breathtaking accessory dwelling unit that completely redefines the concept of a humble guesthouse.

Carving Out A Coastal Aesthetic

The origins of this stunning two-storey, 890-square-foot build began with a familiar suburban problem: an old, underutilised one-car garage that was clumsily doing double duty as a makeshift home office and a chaotic storage unit for bikes.

The clients, a couple with two young children, desperately needed more functional living space and a dedicated area for entertaining guests after debating whether to replace the garage or extend their main house.

Rather than simply throwing up a basic box in the yard, Byben engineered a highly sculptural, roughly rectangular volume. To soften the overall visual impact of the structure, the architects incorporated elegant, curved design elements.

The two primary facades directly visible from the main house are beautifully wrapped in an ipe-wood rainscreen. This premium material was consciously selected for both its robust weather performance and its warm, organic aesthetic.

The remaining two facades are clad in crisp stucco with subtle ipe accents, allowing the structure to feel simultaneously modern and deeply connected to nature.

Clever Solutions to Site Constraints

What makes this particular build so fascinating is how the architects responded to strict site limitations. Instead of viewing structural constraints as a negative, Byben utilized them to carve out highly unique architectural features.

For instance, a significant portion of the upper level had to be dramatically cut away to safely accommodate existing overhead power lines. In its place, the design team created a spectacular, sun-drenched outdoor terrace.

Down below, strategic setbacks and carved-out openings perfectly orient the internal living spaces toward the newly expanded backyard, adding a rich social dimension to the property.

The upper level also features a striking cantilever that hovers protectively over a recessed entryway on the ground floor, providing shelter and a distinct sense of arrival.

Vibrant Interiors and Vintage Flair

Stepping inside reveals a wonderfully warm, highly functional layout. The ground floor acts as the primary social hub, boasting a spacious open-plan kitchen, dining space, and lounge area, alongside a small bathroom and laundry room.

Massive sliding doors open directly onto an expansive timber deck, effortlessly promoting that highly coveted Southern California indoor-outdoor lifestyle.

Connecting the two levels is an absolute showstopper of a stairwell. This slender transition space is bathed in natural light from a skylight, painted a vibrant, energetic yellow, and lined with beautiful white oak slats. Upstairs, you will find a versatile office that easily doubles as a guest bedroom.

The standout feature in this upper sanctuary is a towering, U-shaped oblong window that extends seamlessly into a ceiling cove. A cleverly positioned mirror within the cove reflects the sky, providing residents with an incredible “infinite-height feeling”.

To complete the aesthetic, the interior decor was meticulously curated by Emily and Jason Potter, founders of the Los Angeles-based vintage showroom DEN.

Their inclusion of authentic 20th-century vintage furniture perfectly complements the warm, colourful finishes of the architecture.

Furthermore, the project involved thoughtful landscape interventions; a concrete driveway leading to the old garage was largely removed and replaced with lush greenery, while a custom gate was installed to create a private sanctuary between the front and rear yards.

The Offset ADU is a genuine masterclass in maximizing urban footprints, proving that the ultimate home upgrade might just be waiting in your own backyard.
